Fire sprinkler inspection checklist (NFPA 25)

Weekly

  • Control valves — sealed, locked, or electrically supervised, in the open position
  • Fire pump — no-flow operation test (diesel-driven pumps)
  • Gauges on dry, pre-action, and deluge systems (weekly where not supervised)

Monthly

  • Gauges monitoring air/nitrogen pressure on dry and pre-action systems
  • Electric fire pump — no-flow operation test (where permitted monthly)

Quarterly

  • Water pressure gauges, all systems
  • Waterflow alarm devices
  • Valve supervisory and other supervisory signal devices
  • Fire department connections — caps, gaskets, accessibility

Semiannual

  • Vane-type and pressure-switch waterflow devices — test

Annual

  • Main drain test
  • Visual inspection: sprinklers, pipe and fittings, hangers, braces, and supports
  • Spare sprinkler cabinet stocked; information signs in place
  • Antifreeze solution test
  • Fire pump — annual flow test

Every 5 years

  • Internal inspection of piping (obstruction assessment)
  • Gauges tested or replaced
  • Standpipe flow test; FDC piping hydrostatic test

Fire alarm inspection checklist (NFPA 72)

Per NFPA 72 inspection and testing frequency summaries:

Quarterly

  • Waterflow switches — functional test (the shortest alarm-testing interval; failures block fire department notification)

Semiannual (visual inspection)

  • Smoke detectors, heat detectors, duct detectors — present, undamaged, unobstructed
  • Manual pull stations
  • Horns, strobes, and notification appliances
  • Fire alarm control panel and batteries
  • Supervisory and interface devices

Annual (functional testing)

  • Every initiating device — smoke, heat, duct, pull stations

Alternating years

Every 6 years

How often do commercial fire systems need inspection?
