The Agreement Says Inspection. The Visit Found a Repair.
An inspection agreement is a clean thing to sell and a messy thing to bill. The visit itself is covered. The deficiency the technician found is not. A property manager with eleven buildings is one customer on your books and eleven separate arrangements in practice, two of which were renegotiated last year and one of which you inherited when they bought the portfolio.
The billing question is never did we do the work. It is which part of this visit did they already pay for — and the person raising the invoice is usually not the person who sold the agreement.
One Agreement Per Building, Or One Across the Portfolio
Write It at the Right Width
A customer-wide agreement covers the whole portfolio. A site agreement covers one address on its own terms. The building with the renegotiated deal gets a site agreement and everything else keeps following the blanket one.
Cover the Visit, Bill the Fix
Tick exactly which item types the agreement waives. Leave parts unticked and the deficiency work you find is billed as normal, on the same invoice, without anyone having to remember the terms.
Renewals Across a Portfolio
Eleven buildings can hold eleven end dates. Each agreement warns you on its own lead time, so a single lapsed address does not disappear behind ten healthy ones. Give an agreement its own service location and a visit schedule, and it creates the recurring inspections itself. On Enterprise, renewing keeps the building's equipment attached.
Coverage is filled in, never forced. When you invoice a visit under an agreement, FSM Navigator® names the agreement it found and pre-ticks what it covers. If the visit went beyond scope, you untick it and bill — because the person who was there knows what happened.
